1. Deep Clean, Declutter, and Depersonalize:
Deep Clean: Bathrooms should be deep-cleaned and any towels hung on towel racks should be clean and neatly folded. Either remove trash can or make sure it is empty and clean. Kitchen should be deep-cleaned and counters should be cleared of clutter and any non-essential appliances (toaster ovens, air fryers, etc). Make sure to wipe down appliances and walls near food preparation areas. Make sure all floors are swept/vacuumed/mopped and all trash has been removed.
Declutter: Remove daily clutter (mail on the table, shoes near the front door, etc). Try to make sure the items you have out in the open are only essential items. If you have children, consider packing up 60% of their toys while in the home selling process. This helps eliminate clutter and work to do when preparing for a showing.
Depersonalize: Remove any personalize items (family photos, last name decor, etc). This is great for personal security, as well giving potential buyers a clean slate to be able to picture themselves in the home.
2. Lighting:
Natural Light is preferred, so open all blinds and curtains to let in as much light as possible. If the property doesn’t have many windows or it’s an overcast day, turn on all overhead lights or lamps to try to light the rooms as evenly as possible.
3. Furniture Placement:
Push furniture out to the walls: When possible, pushing furniture against the wall can create the illusion of a larger space and prevents the backs of furniture from being visible in the video/photos. Ensure that furniture is arranged in a way that encourages natural movement through the space. If you have a piece of furniture that needs to be walked around (large coffee table, recliner, etc) consider moving it or removing during the time of capturing photo/video and during property showings.
